Maor Hamani Law Office — boutique real estate law firm in Haifa
The Firm

A boutique real estate firm — with an emphasis on personal service

Maor Hamani Law Office operates as a focused boutique firm. In practical terms: every case receives personal attention from Att. Hamani himself, rather than being handed off to a team of interns. The scope is deliberate — and the quality of representation is preserved at every stage, even in the most complex transactions.

Our approach is straightforward: to deliver the same quality of service we would expect for ourselves — full transparency on fees from the first meeting, genuine availability for questions between meetings, and end-to-end handling of the transaction, from initial due diligence through final title registration at the Israel Land Registry.

The scope of expertise is broad relative to the firm's size: second-hand apartments and new construction, land plots, properties in moshavim and kibbutzim, agricultural holdings (nachalot), commercial properties, representation of contractors and developers (including Mechir LaMishtaken and ongoing work with the Israel Land Authority and Ministry of Construction and Housing), combination deals, urban renewal (Tama 38, Pinui Binui, Binui-Pinui), real estate taxation and betterment levies.

Our Process

From first meeting to keys in the door

A real estate transaction isn't a one-time event — it's a process that spans months, sometimes years. Rather than leaving clients in the dark, we've broken the process into six clear stages. At each stage, the client knows exactly where the transaction stands, what comes next, and what actions we're taking on their behalf.

1

Initial Meeting

At the office or via Zoom. We hear the story of the transaction, provide an initial legal assessment and a transparent fee quote — all without obligation.

2

Legal Due Diligence

Land Registry extract, building rights, liens, seizures, levies and cautionary notes. We find problems before they become your problems.

3

Tax Planning

Purchase tax liability, capital gains tax, betterment levy — and maximization of available exemptions and reliefs. Before signing, not after.

4

Contract & Negotiation

Drafting a contract that protects you, or reviewing the one you were offered. Negotiation on problematic clauses and payment terms.

5

Mortgage Coordination

Coordination with banks, document submission, and ensuring the financing schedule syncs precisely with the contract's payment schedule.

6

Registration of Rights

Reporting to the tax authority, clearing existing liens, registering a cautionary note, and finally — permanent title registration at the Israel Land Registry (Tabu) or Israel Land Authority.

The Attorney

The attorney who will handle your case — personally

Att. Maor Hamani is a graduate of the University of Haifa Faculty of Law (LL.B) and a member of the Israel Bar Association since 2018. From admission he has focused exclusively on real estate law, developing hands-on experience across most transaction types the Israeli market offers.

The firm's caseload ranges from first-apartment purchases for young couples, through sales and purchases of properties in moshavim and kibbutzim and agricultural nachalot, to representation of contractors and developers in Mechir LaMishtaken projects and ongoing work with the Israel Land Authority and Ministry of Construction and Housing.

The guiding principle: a real estate transaction is typically the most significant purchase in a person's life — and therefore deserves attention that isn't spread across dozens of parallel cases. Att. Hamani personally handles every case at the firm, from the first meeting through the moment ownership is permanently registered in the client's name.

Frequently Asked Questions

What to know before an Israeli real estate transaction

We've collected the questions we're asked most often by buyers and sellers in the Haifa area. Didn't find your answer? Call +972-53-663-9500 for a consultation.

How much does a real estate lawyer cost in Haifa?
Standard legal fees for real estate transactions in Israel range from 0.5% to 1% of the transaction value plus VAT, depending on complexity (second-hand transaction, purchase from a developer, land plot, Tama 38, etc.). During the initial consultation we provide a transparent written fee quote, with no obligation on your part.
What does a real estate lawyer do in an apartment purchase?
The attorney performs the chain of checks that protects you: land registry extract, building rights, liens, seizures and cautionary notes. Then drafts or reviews the purchase agreement, secures your rights through cautionary note registration, handles tax authority reporting (purchase tax), and completes final title registration at the Israel Land Registry (Tabu) or Israel Land Authority (RMI).
Does the firm handle Tama 38 and Pinui Binui projects in Haifa?
Yes — this is one of the firm's core practice areas. We represent apartment owners in urban renewal projects in Carmel, Hadar, Neve Sha'anan, Ahuza and Romema. Our role includes reviewing the developer's agreement, securing appropriate guarantees (Sale Law guarantee, performance bond, autonomous guarantee), protecting the consideration (new apartment, safe room, balcony, storage, parking), defining clear timelines and ensuring alternative housing during construction.
I'm a foreign resident interested in buying property in Haifa — can you help?
Absolutely. We regularly represent foreign residents and new immigrants (Olim Chadashim) in purchasing property in Israel, including foreign-buyer specific tax considerations (increased purchase tax rates, exemptions for new immigrants), opening a dedicated trust account, notarized power of attorney for remote signing, and full coordination with the tax authority and Israeli banks. The service is provided in English by attorneys who work with international clients regularly.
What are Mas Shevach and Mas Rechisha?
Mas Rechisha (Purchase Tax) is paid by the buyer according to a tiered scale — a single residential apartment benefits from reduced rates, while an additional property is subject to higher rates. Mas Shevach (Capital Gains Tax) is paid by the seller on the profit from the transaction (sale value minus purchase value and recognized expenses), unless exemptions apply — such as the eligible residential apartment exemption, preferential linear exemption, and others. Proper tax planning at an early stage can save tens to hundreds of thousands of NIS.
Where are Maor Hamani's law offices located?
The main office is located at 5 Sapir Street, Haifa. A branch office serves clients at 77 Tel Hai Boulevard, Kiryat Shmona. Meetings can be arranged at either office, or via Zoom for clients abroad. Business hours: Sunday–Thursday 9:00–18:00, Friday 9:00–13:00 (Israel time).
When should I contact a real estate lawyer — before or after negotiations?
As early as possible. Our approach is that it's best to contact a lawyer while you're still considering the transaction, before signing any memorandum of understanding or paying a deposit. A poorly-drafted memorandum can legally bind you and limit your negotiating ability. A short initial consultation can prevent significant problems down the road.
